25 residents are set to take occupation of £5million worth of canalside apartments and penthouses this month at Neil Grinnall Homes’ virtually completed new development at Bath Road in central Worcester.
Whilst 32 out of the 41 new homes have already secured buyers, the first 25 occupations will be followed in close succession by the imminent completion of the construction programme for the entire four-storey contemporary canalside building. With the total project value for Bath Road valued at £9.5m, the completion of this development is marking a significant milestone for Worcester’s continued canalside renaissance.
To celebrate the scheme’s completion, Neil Grinnall Homes is introducing incentives such as complimentary fitted carpets, payment of stamp duty, legal costs up to the value of £1,000 as well as a two-year mortgage subsidy of £500 per month. The developer has set these lucrative incentives for its last nine Bath Road apartments, penthouses and townhouses in a move that is likely to entice potential purchasers to move forward with a purchase more swiftly, even at a time when the national property climate has become far more stable than in recent years.
Neil Grinnall, Chairman of Neil Grinnall Homes comments: “We are delighted to have sold 80 per cent of our Bath Road scheme off-plan, well in advance of its imminent completion. This reflects the trend that canalside living in Worcester shows no signs of abating. If anything, it seems to be an infectious lifestyle. People simply love living by water, being in the centre of Worcester’s shopping and commercial core in only five minutes walk, being able to sit by the river and most importantly, stroll home at the end of the evening rather than relying on a car.
“Bath Road is our second completed scheme at Diglis Basin, but we have plans for a further 100 apartments to be created at the former JW Hill engineering works next to Bath Road and Worcester Royal Porcelain’s landmark Albion Mill building, situated directly opposite. As this new community gradually takes shape, the people who saw the potential of the area and invested early are likely to benefit from above average capital growth. What’s more, with the arrival of each new development we are injecting significant amounts of investment into upgrading the canal frontage and opening up this previously neglected canal basin for visitors, boat users and residents alike.”
Neil Grinnall Homes has four penthouses, including three duplex designs still available for sale at Bath Road, whilst penthouse purchasers who have already secured their chosen plot include a top cricketer from Worcestershire County Cricket Club. The available penthouses all have two double bedrooms and balconies, ranging from 867 sq ft to a spacious 1,034 sq ft, priced from £270,000 to £299,000.
Bath Road’s newly opened townhouse show home offers 945 sq ft of living space over three floors, with three bedrooms occupying the two upper floors and access to a full length terrace being gained from the dedicated master bedroom suite on the top floor. The townhouse show suite is available for sale at £265,000.
Two additional townhouses have been built to a larger design, offering 1,011 and 1,027 sq ft of living space. Priced at £275,000 each, the kitchen, utility and cloakroom are located on the first floor, along with a spacious living area, which leads to a private terrace overlooking the communal courtyard. These larger townhouses also boast a dedicated master bedroom suite and large terrace on the top floor.
The three Bath Road townhouses are being sold as freehold properties, which puts them in a different and lucrative market to the scheme’s 38 leasehold apartments. Even though they share the same city centre location, the new three-bedroomed homes will only incur minimal service charge obligations and management restrictions, so owning a domestic pet is unlikely to prove a problem. The developer therefore points out that living here could provide the perfect solution for anyone looking to downsize to a manageable property.
For those with slightly less to spend, there is one last remaining 375 sq ft ground floor studio apartment at Bath Road, which is priced at £112,500 - well within the reach of many local first time buyers, especially once the developer’s incentives are taken into consideration. Alternatively, the last remaining canalside two-bedroom duplex apartment, situated on the first and second floors, is available for £250,000. All 41 new homes at Bath Road are sold with allocated parking.
The contemporary specification at Bath Road includes chrome switches, sockets and door furniture, Amtico floor tiles to bathrooms, en-suites and kitchens, Shires Adagio sanitaryware, Matki shower doors and video entry systems. Kitchens are fully fitted with an integrated washer/dryer and fridge/freezer, a gas ceramic hob and a single oven with Pyrolytic cleaning function and cool touch door feature.
The standard specification is on view at the scheme's new show home, as well as the luxury fully fitted carpets package, which is currently available as a purchaser incentive. Potential purchasers are advised that accompanied tours of the development and the further eight available properties can be arranged by contacting a sales advisor.
