Land Wanted

Neil Grinnall Homes employs a dedicated team of professionals with key experience of urban regeneration schemes from both a residential and commercial perspective. The company is using this expertise to capitalise and focus on the Government's policy of encouraging mixed-use development on brownfield sites.

Working with colleagues and industry contacts, the team continually seeks out new development opportunities and invests carefully in a tailored land bank. The company prides itself on identifying sites that large PLC developers may overlook, using its in-house expertise to exploit the full potential from complex regeneration projects. This keen perception of the marketplace will ensure that Neil Grinnall Homes remains at the cutting edge of the industry, delivering individual homes and mixed-use facilities loaded with personality.

 

 

Expansion of the Neil Grinnall Homes' land team:

In a bid to become one of the leading developers in the Midlands, the new six-strong team has acquired five key sites in the East Midlands, Birmingham, Warwickshire and Worcestershire with end values totalling in excess of £150million. Whilst each site boasts a high proportion of residential development opportunities, we have chosen to diversify from our core business by selecting schemes with up to half a million square feet of space outlined for commercial development.

Neil Grinnall, Chairman comments: "We now have one of the largest, most experienced land teams of any privately owned Midlands developer and I am confident that the sheer volume of new sites we are already in the process of acquiring will mean that we will only be able to hand select a small proportion that are suitable for us to build out. Meanwhile, we fully intend to exploit the design and planning expertise we have in-house to see each site through planning before deciding on a case by case basis as to whether a land disposal may be appropriate."

 

 

  Brownfield sites wanted:

We are hot on the acquisition trail for more sites, primarily in Worcestershire and the West Midlands, but also in the wider Midlands area. Whether it be a conversion scheme, redevelopment of a school, hospital or industrial site we have 15 years of experience in creating quality residential developments. Meanwhile, as our team expands to bring on board new skills and mixed-use development becomes an increasingly acknowledged way forward, we are also seeking out a variety of combined commercial, retail, residential and leisure development opportunities.
 

 


The key players:

Russell Ranford - Land Director
Neil Grinnall Homes' land team is lead by Russell Ranford. Age 29, Mr Ranford is Neil Grinnall Homes' youngest ever director, having previously worked for Miller Homes West Midlands, Westbury Homes and as a Planning Officer for Bromsgrove District Council and Gloucester City Council.

Russell's role sees him building on existing relationships with Local Authorities, property trading specialists, other developers and landowners of former industrial and commercial premises that are ripe for redevelopment. The company's strategy going forward is to exploit the extensive experience offered by the expanding in-house team to develop a reputation for quality by setting a new standard in the regional new homes marketplace.



Grant Arbuckle - Planning & Development Director
Grant left retirement specialist Pegasus - having also previously been the Managing Director of McCarthy & Stone's Midlands region - to take up the post almost a year ago. A native New Zealander, he brings over 20 years of experience working in the planning and development industry and will oversee each new project for the Worcestershire based residential developer from pre-site acquisition through to planning approval.


Gary Pavey - Design Manager
The first of the three recent land team appointments consists of 34 year old Gary who has joined the company as an In-house Architect, having worked for Westbury Homes' central region since 2000. Having begun his career as an architectural technician at Tewkesbury Borough Council 18 years ago, Mr Pavey brings invaluable technical and architectural design experience to the multi-disciplined team.



Andrew Izamis - Land Manager
The 26 year old joined as Land Manager from Leamington Spa based Chartered Surveyors Reeves & Partners, having carried out valuation for a wide variety of commercial premises over the past three years as well as instigating development opportunities and overseeing lease renewal and licensee applications.
James Strong - Land Manager
The latest new signing to the Neil Grinnall team is 33 year old James Strong. Although he does not have first hand experience of working for a developer, James has recently sold his own successful business and has an intimate knowledge of land trading, acquired from managing the multi-million pound property assets of the Jersey-based Strong family. Whilst he is keen to assert the family gene by venturing into property development, Mr Strong - also the stepson of the late airline and football tycoon Jack Walker - brings a rare set of commercial business skills to the re-energised land team.
