Owner-occupiers vote with their feet and buy-off plan at Hadzor Hall

3rd February 2004

Since the launch of Neil Grinnall Group's flagship scheme; Hadzor Hall in the picturesque location of Droitwich Spa, over 55 per cent of the houses have already been sold, predominantly to buyers from the local area.

Hadzor Hall incorporates 36 three and four bedroom townhouses and converted properties set within the grounds of the Grade II listed Hall. The newly built houses are being constructed in a delightful courtyard setting and the internal and external specification is considered to be the best in the Worcestershire area. Priced from £265,000 with well-proportioned gardens and allocated parking, the houses have primarily been purchased to date by owner-occupiers already living in Worcestershire.

Neil Grinnall, Chairman of the Neil Grinnall Group commented: "This is an incredible endorsement of our Hadzor Hall scheme, especially when you consider that we do not anticipate completing the construction programme until July 2004. As expected, the vast majority of the purchasers are owner-occupiers and they have voted with their feet by reserving their preferred plot off-plan - a buying trend that has only just become established as 'the norm' for new homes.

"Hadzor Hall has so many unique characteristics. Purchasers will not only be living in the grounds of one of England's finest Grade II listed private residences, but they will also be able to enjoy the kudos of having one of the most prestigious addresses in Worcestershire. Hadzor Hall will exude quality and ambiance due to the blend of the Georgian style courtyard design set within open rolling Worcestershire countryside and it will be a true classic for many generations.

"To date we've had over 1,500 visitors to the marketing suite, which reflects the significant level of interest this scheme has received. The historical importance of Hadzor Hall meant that the complex planning and design stages took several years to gain approval at Government level. I can therefore say with confidence that the opportunity for people to invest and live in such a magnificent development of this nature will not come round again for some time."

Purchasers to date have generally chosen the Westwood house type, which is a particularly spacious townhouse incorporating three bedrooms. Other properties at Hadzor Hall include the four bedroom Raven, Worcestershire, Compton and Copcut houses which range from £360,000 to £420,000, The Chawson, Westcroft and Norbury house types all incorporate three bedrooms and start from £265,000. The luxurious specification which is common to each property at Hadzor Hall includes timber sliding vertical sash windows, gas fires with Ebony Graniteor heath and back, designer kitchens by a specialist manufacturer to include Neff and Brandt appliances, white bathroom sanitaryware from the Porcelanosa Itaca range and taps and showers from Bristan's Java range.

The majority of enquiries from Hadzor Hall have come from couples aged between 30 - 50, who are united in their desire not to be tied down by a maintenance incumbent property. However, a number of investors have unexpectedly shown an interest, including one local construction company that has purchased at Hadzor Hall as a long-term investment and an alternative to hotel accommodation for employees.

Droitwich Spa is an increasingly sought after location due to its rural surroundings combined with good infrastructure and local amenities. Hadzor Hall is less than five miles from junction five of the M5 and eight miles along the A38 to Worcester city centre. Local facilities include the popular Brine Spa, an excellent golf course, bowling greens and tennis courts. Horse riding can be enjoyed at local stables and coarse fishing is available on the nearby rivers Severn and Avon .

A fully furnished Westwood show home, located in Gatehouse Court is available for viewings seven days a week between 10am - 5pm. For those looking to move into a new home quickly, there are a small number of properties still available in Warwick Court, one of five courtyards at Hadzor Hall, which will be available for occupation from this month.
