With the cathedral city’s apartment boom now in full force, Worcester’s most active residential developer has finally taken the wraps off a three-storey townhouse show home located at its canalside Bath Road development.
Located on the Diglis Canal Basin, only moments walk from the central shopping core, Neil Grinnall Homes’ three newly completed Bath Road townhouses are unique within the city of Worcester’s thriving new homes market. Priced from £265,000, each offering three bedrooms and a top floor sun terrace, they are being billed as executive city homes for space-hungry professionals.
Neil Grinnall, Chairman of Neil Grinnall Homes comments: “Most developers steer clear of building townhouses in city locations because there is often more profit to be had from selling smaller apartments. However, following on from the success of our adjacent Diglis Court development, which included seven townhouses, we were determined to continue the newly evolving street scene. What’s more, whilst apartment living is becoming the norm in urban areas, not everybody who wants to live in a historical city such as Worcester wants to simply follow the crowd.
“The three newly completed townhouses at Bath Road are perfectly suited to upwardly mobile professionals who may want to start planning for a family. Alternatively, they’re also ideal for anyone who wants clearly defined living space within a house environment. In contrast to living in the height of the Victorian era, having your own front door in a city location is a rare luxury these days, but apart from the limited opportunities, it doesn’t have to cost the earth. From only £265,000 a Bath Road townhouse is not only more affordable than some large apartments, they are also considerably cheaper than many three bedroom traditional houses located nearby.”
The newly opened show home offers 905 sq ft of living space over three floors, with the bedrooms occupying the two upper floors and access to a full length terrace being gained from the dedicated master bedroom suite on the top floor. The additional two townhouses are built to a larger design, both offering 1,005 sq ft of living space. Priced at £275,000 each, the kitchen, utility and cloakroom are located on the first floor, along with a spacious living area, which leads to a private terrace overlooking the communal courtyard. This larger townhouse design also boasts a dedicated master bedroom suite and large terrace on the top floor.
Also nearing completion at Bath Road are five single storey penthouses and three duplex penthouses ranging from 614 sq ft to 1177 sq ft. Priced from £229,000 to £350,000, all but two penthouses will be canal facing, with views not only towards the cathedral and the city core, but also the stunning rural landscape looking to the Malverns and beyond.
For those with slightly less to spend, Neil Grinnall Homes is in the process of installing a luxury furniture package into its last remaining 374 sq ft ground floor studio apartment at Bath Road, which will be sold inclusive of the ‘Inside Right’ designed interiors for £114,995. Alternatively, the last remaining canalside two-bedroom apartment, situated on the first floor, is available for £210,000. All 41 new homes at Bath Road are sold with allocated parking and the first of the 30 residents who secured their plots off-plan will be taking occupation in the next few weeks.
Neil Grinnall continued: “Now that our Bath Road development is nearing completion, it is clear to see how easily it will evolve from a finished building project to a new small community. Whilst the site used to be occupied by industrial buildings, this scheme and its sister Diglis Court development complement and greatly enhance the existing traditional terraced houses on the opposite side of the road. These combined developments have injected a new sense of vibrancy to the restored residential street scene, whilst also enhancing the canal frontage along their linked western elevations.”
The contemporary specification at Bath Road includes chrome switches, sockets and door furniture, Amtico floor tiles to bathrooms, en-suites and kitchens, Shires Adagio sanitaryware, Matki shower doors and video entry systems. Kitchens are fully fitted with an integrated washer/dryer and fridge/freezer, a gas ceramic hob and a single oven with Pyrolytic cleaning function and cool touch door feature. The standard specification is on view at the scheme's new show home, as well as optional upgrades such as a fully fitted carpets and curtains package.
The three Bath Road townhouses are being sold as freehold properties, which puts them in a different and lucrative market to the scheme’s 38 leasehold apartments. Even though they share the same city centre location, the new three-bedroomed homes will only incur minimal service charge obligations and management restrictions, so owning a domestic pet is unlikely to prove a problem. The developer therefore points out that living here could provide the perfect solution for anyone looking to downsize to a manageable property.
The Bath Road Apartments are within easy walking distance of Worcester’s thriving central shopping district. Boutiques, antique shops and interior design galleries can be found intertwined with high street names, bars and restaurants. For those traveling further a field, Bath Road is within a 10 minute drive of Junction 7 of the M5.
