Converted stables offer a piece of history at
Hadzor Hall

1st April 2004

The conversion of a substantial 220 year old stable block is set to be the jewel in the crown at Neil Grinnall Homes’ flagship residential scheme at Hadzor Hall in Droitwich Spa.

‘The Stables’ consists of seven individual properties, each with there own front door onto the original landscaped courtyard. This unique collection of new homes represent the final release at the Grade II listed Hadzor Hall scheme, which is set in 54 acres of idyllic countryside. Constructed in the late 18th Century in the style of the Georgian era, the character rich conversions offer purchasers a rare opportunity to invest in a piece of history at one of Worcestershire’s finest new residential addresses.

Neil Grinnall, Chairman of Neil Grinnall Homes comments: “We have had such a fantastic response to the newly built houses at Hadzor Hall, so much so that 60 per cent have already been sold months before completion of the scheme. The new houses have been designed to reflect the Georgian style of the character rich ‘Stables’ and are also constructed in landscaped courtyards, which sit perfectly with the converted buildings.

“The seven ‘Stables’ properties have been held back from the market until now because the intensive restoration and conversion programme is only just coming to an end, allowing purchasers the chance to view selected plots for the first time. This substantial stable block served Hadzor Hall throughout its glory days as one of England’s finest gentleman’s residences and was carefully constructed with many elaborate architectural details to reflect the importance of the grand estate. The people who buy these truly unique properties will be investing in one of the best examples of Droitwich’s historical past.”

The only three bedroom ‘Stables’ home has already been sold to an eager buyer prior to the public launch; the remaining six properties are priced from £229,000 to £440,000. ‘The Stables’ incorporates four single storey two bedroom properties, a further two bedroom home set over two storeys and a stunning ‘Clock Tower’ residence incorporating three/four bedrooms over three floors. The ‘Stables’ residences will be available for occupation in May 2004.

In addition to ‘The Stables’ collection, which is situated on the East side of the picturesque Hadzor Hall estate, Neil Grinnall Homes is also converting the original ‘Chimney House’, tucked behind ‘Gatehouse Court’ towards the West of the scheme. ‘The Chimney House’ is a stunning two storey detached property with feature arched windows, grand entrance door and a spiral staircase leading to the master bedroom and ensuite. Totaling 1,182 sq ft with a 23’9” ft long living room, separate kitchen and with both bedrooms measuring a spacious 15’9” x 13’5”, the Chimney House is priced at £305,000.

The centrepiece of ‘The Stables’ is ‘The Clock Tower’ – a grand three-storey house totaling a substantial 1,954 sq ft. The ground floor benefits from feature height ceilings that make an immediate impact as soon as you enter the spacious entrance hall. Located off the hall is a study with large arched window, a 32’7” long living room, family sized breakfast kitchen, sizeable utility room, separate store cupboard and cloakroom. A wide staircase from the hall leads to the first floor incorporating three double bedrooms, two with en suite bathrooms and a main family bathroom. The second floor is 13’9” x 13’2” of light and airy space, set in the top section of the Clock Tower, which can be utilised as either a fourth bedroom, study or conservatory area.

Hadzor Hall incorporates 28 three and four bedroom newly built townhouses also set within the grounds of the Grade II listed Hall. Priced from £265,000 with well-proportioned gardens and allocated parking, the new houses have primarily been purchased to date by owner-occupiers already living in Worcestershire. The majority of enquiries from Hadzor Hall have come from couples aged between 30 – 50, who are united in their desire not to be tied down by a maintenance incumbent property.

All 36 new and converted properties have an internal and external specification that is considered to be the best in the Worcestershire area. The luxurious specification includes timber sliding vertical sash windows or restored windows in the converted properties, gas fires with Ebony Graniteor heath and back, designer kitchens by a specialist manufacturer to include Neff and Brandt appliances, white bathroom sanitaryware from the Porcelanosa Itaca range and taps and showers from Bristan’s Java range.

Droitwich Spa is an increasingly sought after location due to its rural surroundings combined with good infrastructure and local amenities. Hadzor Hall is less than five miles from junction five of the M5 and eight miles along the A38 to Worcester city centre. Local facilities include the popular Brine Spa, an excellent golf course, bowling greens and tennis courts. Horse riding can be enjoyed at local stables and coarse fishing is available on the nearby rivers Severn and Avon.

A fully furnished, newly built Westwood show home, located in Gatehouse Court is available for viewings seven days a week between 10am – 5pm. In addition, appointments can now be made to view ‘The Clock Tower’, which is nearing completion at ‘The Stables’. For those looking to move into a new home quickly, there are a small number of newly built houses still available in Warwick Court, one of five courtyards at Hadzor Hall, which are available for immediate occupation.
