Original features at 1900'S Kay's building are a big hit with Worcestershire's bachelor set

11 th December 2003

The Neil Grinnall Group's take on New York style loft living in one of Worcester 's landmark buildings is proving a big hit with local bachelors.

'K1' situated on The Tything in central Worcester is being converted into 24 urban loft dwellings complete with a multitude of features which hark back to the turn of the 20 th Century. The thought of exposed steel girders, large windows providing high levels of natural light and 3-metre high ceilings are wooing trendy single men, months before a show apartment will be available.

Neil Grinnall, Chairman of the Neil Grinnall Group commented: "The industrial architecture of New York 's early 1900's buildings has characterised the best that city living has to offer. However, historical urban buildings are not just the preserve of the Manhattan skyline.

Within the past five years we have been one of many developers that have hunted down buildings which are ripe for conversion within the UK . Our acquisition of the former Grade II listed Kay's Catalogue Headquarters is bringing the first loft development to Worcester and it will be the finest example of New York style living in the Midlands .

"With more accommodation options in city centres than ever before, prospective buyers have the chance to scour the market and find the property that best suits their needs. Even though the city living phenomenon has only just reached Worcester , the response to our canalside schemes at Diglis Basin has been tremendous. However, since the July launch of K1, its stunning characteristics and raw urban vibe has successfully divided the market. Whilst second homeowners are commonplace at Bath Road , younger buyers, especially single men are descending on K1. I believe we have introduced city living in Worcester to a whole new sector of the market and people are choosing K1 over living in Cheltenham or Birmingham , which is fantastic news for the area."

The K1 conversion will transform the derelict office space into 24 spacious loft apartments ranging from 508 sq ft to 1,212 sq ft. Many original features have been retained by the Neil Grinnall Group, which the design team have complemented with top of the range specification details. The contemporary interior of the apartments combined with the existing architectural style of the building will create a unique range of properties in the Worcester marketplace.

The focal point for K1 will be an imposing and breathtaking chrome and glass atrium that will become the communal area of the scheme, for the enjoyment of all the residents. All properties have one-to-one allocated parking with gated entry, lift access, video entry phones and are within walking distance of Worcester 's vibrant city centre, the train station and, with their prime position in the commercial district, in the immediate vicinity of many of Worcester 's office buildings. Five high quality office units will also be incorporated within the Kay's building, providing a rare opportunity for businesses to acquire new premises on a long leasehold.

Neil Grinnall continued: "Young professionals are waiting longer and longer before they decide whether to 'settle down' and contemplate starting a family. Successful people from their mid 20's to early 40's who want to live alone are discovering the benefits of apartment living. If you have a demanding job and want to make the most of your free time, there really is no substitute for the freedom an apartment can offer.

"We hadn't anticipated the huge interest K1 would receive from bachelors, but interior design is now a major consideration to many men, whilst women appear to be playing 'catch-up'. British men have taken inspiration from their European counterparts and have become much more fashion conscious, living somewhere that reflects your personality is all part of this change. When completed in Spring next year, K1 will provide design-led apartments in an inspirational building. Although a handful of loft developments have taken place elsewhere in the Midlands , the Grade II listed status and architectural merit of this landmark building awards it extra kudos in the design stakes. This will be the ultimate address for upwardly mobile professionals."

Worcester 's enviable location, within easy reach of Birmingham and its International Airport as well as Cheltenham and London is making it an increasingly popular location. The luxurious, yet low maintenance qualities the K1 apartments will possess will not only suit busy professionals, but also those who want to spend part of their time abroad or elsewhere in the UK. However, a major benefit of living at K1 will be the proximity to Worcester Foregate Street Station, situated only 200 metres from the building.

For those eager to get a taste of what the apartments will entail, the Neil Grinnall Group has opened an on-site marketing suite with a full mock-up of the luxurious bathroom and kitchen designs. Bathrooms are fitted with Villeroy and Boch sanitaryware, Matki Illusion shower doors and Bristan Qube contemporary brassware, whilst the high-tech kitchens feature integrated designer appliances. Potential purchasers can also view samples of the specification choices along with the floorplans and working drawings of each apartment.

Prices for the first release of apartments at K1 are available from £140,000 for a 508 sq ft apartment to £289,000 for a luxurious penthouse apartment. Special packages are available for owner-occupiers willing to purchase off-plan.
